Finding the right property can be an arduous yet exciting task. Having a checklist of things to look out for is invaluable for making a well-informed decision and should enable you to find the right property that suits your needs, lifestyle and budget.
Below are some important questions you can ask your landlord when inspecting a property:
Utilities:
Does the rent cover the utilities for the property in question?
Furnished or Unfurnished options:
What do these options include?
Size:
What is the floor area of the dwelling? Will this give you enough space?
Tenancy duration:
Does the property have a minimum lease term and how flexible are these terms?
Occupancy:
Are there maximum occupancy restrictions? Eg if it is a two-bedroom dwelling, can you have four or five tenants?
Move-in costs:
Is there a security deposit? If so, how much is the bond, letting fee and rent?
Pets:
Does the building allow pets?
Parking:
Is there off-street parking available? If so, do you need to pay for parking on top of what you pay for the property? Do security deposits apply?
Amenities:
What on-site amenities are available? Eg swimming pool, steam room and gym.
Neighbourhood and locality:
Is the rental property close to where you work or study? Is there easy access to public transport, grocery stores etc?
Building:
What types of people live in the building? For example, students or professionals?
Maintenance requests:
If anything in the property requires maintenance work, who do you contact and how quickly will it be resolved?
